Property investment in France is a long-term game. This mature market benefits from a secure legal environment. Borrowing, with very low fixed rates, provides leverage and a significant increase in profitability. We work with several investment schemes that are fully managed, focusing on ROI either through stable yield or high capital gain.

Creating yield for retirement

For investors looking for long term yield and income generation, we focus on buy-to-let schemes, with on assets such as student accommodation and old people’s home. This specific French scheme allows investors to buy a real asset, that will be fully managed by a third party. This management company will generate and guarantee rental income for the owner. This investment is combined with a no or very low tax framework over decades. We believe this asset class is the best way to create regular and stable income in EURO.

Getting high gain on capital

For those looking for long term capital appreciation without any management, we recommend the bare ownership scheme. This Private Public Partnership (PPP) will allow investors to buy real restate and get 15 years of prepaid rent at time of purchase. Amounting to about 40% of purchase price, this will be discounted from the purchase price. The owner will not get any income for a 15 years period but will get massive capital gain from both the 40% price reduction at start, as well as natural growth of real estate price in the area. During this period, no management nor taxes are required from the owner. This scheme has been used by many expats and foreign investors looking for high capital gain in real estate but not willing to get involvemed in management. It has allowed many investors to get a simple and effective exposure to the French real estate investment market.
